C.R.E. Group (the “Company”) a Nevada Limited liability company. The Company is in the business of Investing in high demand commercial real estate to achieve high yields.
The Securities offered are Maximum Units (Bonds) Offered. $5,000,000 with a minimum investment of Fifty Thousand USD ($50,000), payable in cash at the time of subscription. The Bonds have an annual rate of return of ten (10%) percent simple interest, paid semiannually, with a maturity date of sixty (60) months from the Commencement Date of each Bonds. The Bonds offered pursuant to this Private Placement Memorandum will be unsecured.
Bonds are convertible at maturity to equity units at the discretion of LLC. The Principal may be prepaid, at the sole discretion of the Company, without a prepayment penalty. Should such prepayment occur the convertible option may be exercised at that time.
This Offering is based on the exemption from such registration as set forth §4(2) and rule 506 of regulation D of the securities Act of 1933.
The Company marketing, R.E. targeting, assessment, and acquisition of select high value commercial retail, business to business properties, acquisition of same including undeveloped land and expanding a lucrative portfolio of diversified commercial real estate in U.S. metro statistical areas (MSAs’).
The Company plans to continue targeting and investing in MSAs’ across the U.S. that meet our stringent population, density forecasts and rent/lease growth requirements.
Our current and targeted commercial properties include, but not limited to: Office buildings, U.S. government tenant offices, strip malls anchored with bank, credit union or major grocery stores, fast food restaurants, and undeveloped land for architectural planned commercial development projects.
The master plan for the Company Private Placement: To utilize the investor participation funding for the continued acquisition and growth of the Company’s commercial R.E. portfolio. By pooling our Investor funds, our commercial management specialists can invest in R.E. deals that are not available to individual investors due to the high dollar amount and complexity of the deals.
